Block E, another prime location in Dube City, is perfect for a phased office development on a site covering around 8000 square metres and with a current maximum bulk of between 10 000 and 20 000 square metres.

It is anticipated that this development could be phased, commencing with a block of offices, about 5 000 square metres in size and, ultimately, increasing to some 10 000 square metres of bulk. A land lease rental would apply to the bulk utilised and this would be brought in with the agreed phased development timelines.

The proposed development process includes:

  • The developer(s) to submit a proposal to Dube TradePort Corporation, detailing experience, financial capability and high-level detail pertaining to the proposed development;
  • Once agreed, with the signing of a Memorandum of Understanding, the developer would be afforded a set time to:
  • Assess the viability of the project and prevailing market conditions;
  • Market the development to potential tenants/pre-let the development;
  • Draw-up preliminary designs;
  • Cost the development; and
  • Sign the final lease and commence construction.
